The first stage in the design process is the appraisal and definition of the project.

Workstage 02:
Design Concept
The second stage of the design process is the development of the design concept for the project.
This stage focuses on creating a high-level vision and exploring various design possibilities. It involves conducting design workshops and consultations, as well as sketching and producing early visualisations to define the project's core concepts, aesthetics, and functionality. Additionally, assessing feasibility and refining the design based on feedback are essential components of this stage. It also includes the initial furniture selection.

Design Development
The third stage in the design process is design development.
During this stage, the design concept and schematic designs are transformed into a detailed and coordinated design and set of documents. This involves finalising the design details, selecting materials, fittings and equipment. Also, integrating all building systems, such as mechanical, electrical, and plumbing. It also includes the finalisation of the furniture selection. This phase converts the initial concept into a tangible plan.

Approval, Tender and Documentation
The fourth stage in the design process consists of three parts: obtaining design approval, preparing the construction documents and tendering.
This stage involves securing approval from all stakeholders, finalising the detailed design, creating construction drawings and specifications, tendering, obtaining necessary permits, and coordinating with consultants, contractors and manufacturers to ensure the project is ready for construction and manufacture. It effectively translates the approved design into actionable plans and documents for the builder and suppliers, ensuring clarity, accuracy, and legal compliance.

Construction
The fifth stage of the design process consists of three main parts: contract documentation, construction and installation.
This stage involves translating the detailed construction plans and specifications into construction documents: programs, schedules, and contracts. These documents are essential to ensure that the project adheres to the initial vision, cost estimate, complies with regulations, and is practical for construction and manufacture. This phase also includes managing the construction contract, supervising the work, conducting quality assessments, installing the furniture, and site handover.

Our design fee is based on a percentage of the final project cost.
